HOW A 1031 EXCHANGE WORKS

A 1031 exchange gets its name from Section 1031 of the U.S. Internal Revenue Code, which allows you to defer paying capital gains taxes when you sell an investment property and reinvest the proceeds from the sale within certain time limits in a property or properties of like kind and equal or greater value.

STEP 1
 

Consult with your accountant. If your strategy is to initiate a 1031 Exchange, we will need the following documents:
 

  •  Executed Purchase Agreement

  •  Title Insurance Commitment

STEP 2
 

Provide information regarding replacement property or properties.
 

  •  45 days to identify replacement (in writing)

  •  180 days to close on identified replacement property

STEP 3
 

Review & sign documents for 1031 Exchange.
 

  • We will coordinate with your Title Company to ensure we receive an executed copy of final settlement documents.
